I have been buying and selling real estate for over 25 years. I've bought and sold dozens of properties, mainly residential, but a few commercial. I've had the pleasure of dealing with some great real estate agents (and a few not so great), but Bob Dean is the best real estate agent I've ever had the pleasure of working with.
I met Bob when I purchased a property in early 2020 in Largo. Bob was the listing agent and I met him at the closing. I only had limited interactions with him at this point, but there was something about him that made me feel like he would be a really good agent to have on my side if I ever purchased in the area again.
I and my wife started looking to purchase a new primary residence around April of 2021 and I reached out to Bob to see if he was interested in helping us. He remembered me from our prior transaction and was eager to assist us in our search. There are so many great traits Bob presented as an agent for us that I'm not going to list them all; however, I will list a few that made the most impact to us in the transaction.
First, Bob got to know us and what we were looking for in a property and house. He has an ability to realize that although we are looking for one property there are different things that are important to both people in the transaction. My wife was looking for a great space to continue raising our family and although that is where most agents stop, in terms of figuring out what a couple is looking for, Bob did not. He was able to pick up from me that I wanted something I could utilize to make some money on in few years and move on to the next thing. I never said anything about this directly to him... he just picked it up from, I guess, conversations we had about houses in general.
That leads me to the next thing I really appreciated about Bob. He understands the investment side of a real estate transaction and that the money made on a real estate transaction is made at the purchase of the transaction. Not many real estate agents have this perspective. Most of the understand the market place and what it will take to get a contract, but not necessarily what will constitute a really great buy that will be able to be turned around in a certain amount of time and have a nice net profit at the end. Honestly, Bob is the only agent I've worked with in my past that really understands this aspect well and is able to give advice to this affect that I would listen to.
The next thing I appreciate about Bob is his ability to understand the negotiating room in the transaction. As everyone knows right now, the market in Florida is pretty crazy. Houses are selling with a dozen offers in a day or two and over asking price by sometimes tens or hundreds of thousands of dollars. Bob's ability to understand the overall marketplace and the individual transaction in question, made me feel like his advice to me when it came to negotiating the terms before and after the contract were executed was spot on. I always felt like Bob had our back and that he was giving great advice, given what I and my wife wanted out of the deal.
One more item about Bob is that he it totally committed to getting the deal closed. I'm not going to mention all the items Bob moved and juggled to help us close our deal, but I will say that I've never had an agent work so hard without concern for himself as I did with Bob working with us. He was all about I and my wife and our transaction. It really made us feel like we were his only client.... and I know that we weren't.
Since I don't want to write a book here, I'll just give one more reason why I think Bob is the BEST real estate agent I've ever dealt with.... .he is just a great guy with a great personality. Beyond being super professional, knowing the real estate market, being able to negotiate and all the other items I listed here, he's just a great, down-to-earth guy to deal with.
